Planning approval has been given to build 24 houses on a site near Foxdale.

The 24 new homes on land at Kiondhooag, adjoining Mines Road in Foxdale will include six affordable houses as well as parking, play facilities and landscaping.

A.V. Craine and Sons Limited’s plan (15/00978/B) gave rise to some concerns from Patrick Commissioners which said a nearby culvert had blocked and caused flooding three times ’in recent years’, causing problems for the nearby Bettridges’ garage and houses on the top end of Springfield Terrace.

The affordable homes are to be priced at £150,000 for a two-bedroom property and £160,000 for a three bedroom one.

Rather than provide an additional children’s play area, a sum of money is also to be given by the developer to improve existing facilities in the village. A comment from commissioners expresses concern about the cost of future upkeep if additional facilities are provided.

The houses are to be in short terraces and some will have a natural stone finish while the external walls of others will be rendered and painted.

Each has a hall and lounge at the front and the plans show a kitchen dining room at the back with patio doors.

Information provided by Manx Utilities shows the area is not subject to a flood risk, but a comment from the Department of Economic Development notes the presence of disused mine workings in the area and suggests this be investigated before any construction starts.

Contractors are also obliged to landscape the area and plant it with suitable shrubs. These also have to be maintained and replaced should any die off in the first five years.

The properties have parking spaces and these have to be available for each house before it is occupied.
