Amended plans have been submitted for an 80-bed care home in Onchan following concerns raised by several residents.
Howstrake Developments Limited applied (17/00684/A) for approval in principle for the development in King Edward Road, in June last year.
Onchan Commissioners recommended the bid be refused when it met in July 2017 and a number of residents objected to the proposal.
One couple, who live in Lag Birragh Drive, raised their concerns, saying: ’It is constant daily battle for both us and neighbours when trying to exit Lag Birragh Drive with the volume of traffic on King Edward Road at present.’
A revised site plan shows an increase in the number of car parking spaces to 35 and the inclusion of a turning area in the car park, and a lay-by drop off.
A transport statement concludes the proposed development ’is acceptable in terms of its minimal impact on the local highway network and suggests that subject to appropriate conditions there is no highway related reason why the development should not gain planning approval’.
The site is currently designated for three homes but DWA Architects states a care home ’is regarded and believed to be accepted as housing’.
In a recently submitted letter it adds: ’It is considered that the proposed use of the site as a care home will be one which is both wholly appropriate and one which can be carefully designed in detail to provide a positive contribution to the area.’
In relation to demand for a care home, DWA Architects states: ’It is considered by our client that there is a considerable demand for accommodation of the nature proposed, hence them wanting to proceed and develop the site.’
They say it is backed up by ’the relevant authorities’ and census information.
