Plans have been submitted for a new housing estate in Castletown.

Developer Haven Homes has applied for planning consent to build 98 homes on land at the corner of Douglas Road and Victoria Road, between the Station garage and the former Ocean Ford showroom.

The mixed residential development of two, three and four-bedroom houses includes 24 affordable homes, a quarter of the total.

These will be in the form of two and an three-bedroom terraced homes on the western part of the nine acre site.

In its application, Haven Homes said its proposal will make use of redundant and under-used land to provide new housing to meet local needs.

It said the site is in a ’very sustainable’ location, with access to local amenities, a bus route, sports fields, a public swimming pool, Poulsom park, a rugby pitch and BMX track. The Silverburn river is nearby as is the promenade and beach.

Haven Homes said the proposed 98 dwellings will make up for part of the current shortfall of 452 homes in the south identified in the government’s recent housing land availability study and will also help to meet the need for 1,180 homes in the south and 5,100 across the island identified in the Strategic Plan.

Some 210 car parking spaces will be provided with each home having a minimum of two parking spaces on their drive or, in the case of some of the affordable homes, in a communal parking area.

The proposed houses will have gabled roofs like that of the nearby railway station. Surrounding stone wall material will be retained.

Vehicle access will be from a new roundabout junction at the King William’s Way junction.
