Plans for a new estate in Castletown, on the corner Of Douglas Road And Victoria Road, have been altered.
The changes have been made to address concerns from government departments, interest groups and residents.
Most of the alterations are small scale changes, or simply provide further information, however others refer to concerns by raised by Manx Wildlife Trust.
Plots 49 to 50 inclusive are lower than previously proposed to ’avoid otherwise raising the ground level over the roots of the existing trees at the rear of those plots’.
To accommodate this, the levels of plots 44 to 48 and 67 to 71 have also been altered.
Developer Haven Homes Ltd has also had to wait for a report into potential wildlife in the area.
However, a report from MWT suggests that while the site is likely to have foraging bats using the site, there is a ’low to moderate potential’ for supporting roosting bats.
There have however, been other concerns raised by other government departments.
Isle of Man Railways has noted that a water sewer would pass directly underneath the train tracks and the IRIS sewerage system, just north of Castletown railway station.
Because of this, Haven Homes will have to agree on a design of the works and a proposed fence.
It will also limit the potential time frame the work can be done to outside of the summer season when the trains are in operation.
In addition to this, concerns were also raised by the highways division which deferred making a decision.
It said this was because: ’None of the information required to make an assessment of the impact of the application has been provided.
’The application does not comply with the manual for Manx roads.’
