The Wine Cellar plans to move from its current base in Tennis Road, Douglas, to the former Walton’s digital store in Peel Road.
Plans have been submitted (18/00113/B) for retail space, warehousing for its commercial customers and a cafe on the site.
In a planning statement submitted as part of the application, it states: ’After 27 years of tenancy at the existing premises the new landlord does not wish to renew the lease and the applicant has been actively searching for new premises for approximately 12 months.
’The application site at The Milestone would be ideal for a continued operation and expansion of the business.’
The retail space would be 193 square metres.
In the planning statement, it says an issue may be a non-industrial use of the site.
But it adds: ’While the site is not an area designated as retail, it does have a previous approval for retail and is located in an area which now contains many mixed uses , including a recent approval for a similar operation on a nearby site.’
In addition, it states that it would be a benefit to move the business from a residential/ conservation area, reducing the amount of traffic there. The cafe is described as being ’essential’ for the continued success of the business.
The proposal includes opening the cafe in the evenings for educational wine courses, tutorials and wine tastings. The existing warehouse and mezzanine would be used for storage and distribution of wine.
It says that for the wholesale operation this site is ’considered the only available and viable option’.
Proposed opening hours for the retail side of the business are 7.30am to 7.30pm.
The plan is to open the cafe until 11pm on Thursdays to Saturdays.
