Amended plans for the Bay Queen Hotel in Port St Mary have been submitted by Hartford Homes.

The application, 18/00637/GB, includes amendments made in response to comments after the application was first publicised.

Hartford Homes plans to demolish the derelict hotel building and sub-station and replace it with two buildings of 45 flats and a restaurant, including car parking and a new sub-station.

There are minor changes to satisfy the Department of Infrastructure’s highways division. including car parking spaces.

Residents in Dolphin Apartments argue the proposal changes the building’s use amount to a change from residential to commercial.

But the original hotel was commercial, Hartford Homes says in response.

Residents are also worried the restaurant car park would obstruct their views.

But the developer said that camper vans that currently park on the promenade ’due to the redundant nature of the site’, obscure views, and they would be less likely to park in this area, benefiting residents. Camper vans or large vehicles would not be permitted in the car park once the work is completed.

The lane in front would be used only by bin wagons and emergency vehicles.

Residents in Rhenwyllan Close said they were just 17.5 metres from the site boundary but the developer says the closest part of the new building would actually be 27 metres away and that the reconstructed towers would be more attractive than at present.

Neighbours also say the front of the building is too tall, would overshadow their propertes and cause a loss of light but Hardford says the proposal ’follows the massing’ of the original hotel and an approved 2002 plan.

Rear windows have been made smaller and obscured glass introduced to allay concerns.

Concerns about the proximity of an electrical substation were addressed in another application (16/00232/B) an inspector ’accepted that a similar substation located 11 metres away from an existing property did not present any health issues’.

Extra trees and plants will provide visual screening.
