An appeal has been lodged against permission being given to a plan for three houses in Port St Mary.
The application - 18/00764/A by David Tomlinson - is for approval in principle to build the houses on the land in place of Waitara, North Clifton Road.
Residents at neighbouring house Fairways are ’gravely concerned’ the proposed dwellings ’would show a complete departure from the standards that have until now characterised the bungalow or double storey area.’
They are concerned this will result in ’an extrardinary loss of privacy and overlooking risk’. They wrote it is over development of the plot.
Another neighbour said the proposed property at the rear is too large and would adversely impact them.
Planners passed the proposal and said: ’The application is in principle only and does not address any detailed matters.
The site is designated for residential development and the proposal for three plots here is considered acceptable and maintains plot sizes that are in keeping with neighbouring plots.
The proposal would not represent an overdevelopment or over intensification site.
’The comments raised by objectors relate to detailed matters which do not form part of this application in principle. Highways seek that a condition be added to ensure suitable means of access including visibility splays is provided; this detail will likely be addressed in a reserved matters application however for the avoidance of doubt it is recommended that this be included within the conditions for this application.’
Owners of Fairways requested the appeal because it ’would bring a radical change to the local amenity’.
It represents ’the undesirable and inappropriate impact of 2,000 square metres of footprint and building volume’ on the plot.
The proposal is seven times the footprint of Fairways, yet the plot is just three times greater. This proposal would be double the area approved in a 2007 application.
The proposal would have ’an obtrusive and unpleasant visual impact on the character and appearance of the neighbouring properties’.
The authority supports the plan.
