A development of 26 new houses could be built in Ramsey if planning permission for the new estate is granted.
Island developer Dandara has applied for permission to develop just over one hectare of what is described as ’unused scrubland’ off Gardener’s Lane in the town.
According to the planning application, the work would include development of highways and drains and mains services such as gas, electricity and telephone, would need connecting.
Described as the Auldyn Meadow development, the buildings would consist of both detached and semi-detached properties, some with garages, as well as at least 70 car parking spaces.
Supporting documents with the application say the development will include affordable housing and will also involve adding a second carriage way (already approved) to the eastern part of Gardener’s Lane.
A new link road is proposed to link Gardener’s Lane with Poylldooey Road but the planning application pledges to retain the ’rural character’ of Gardener’s Lane, as far as possible. The aim is to retain trees currently bordering the lane, incorporating them where possible into a central reservation.
The new building work will be a further phase, adding to an earlier development on the east side of Gardener’s Lane. This included both houses and an old people’s mentally infirm unit.
The new development is west of the earlier one and is bordered on the south by the former railway line and properties in Greenlands Avenue. Beyond the north boundary is the Poylldooey nature reserve and the Sulby River. The planning proposal also says the former railway line should be developed as a public footpath with links to the existing Poylldooey nature trail.
Planners note a flood risk associated with a one in 200 tide of 5.75 metres and plans include a protective bund at the site’s northern boundary with the Sulby River. Floor levels must also be above any flood risk level.
The properties will consist principally of bungalows plus two houses and four old people’s flats.
