A plan to build a property at Port Erin’s lower promenade has failed to get the support of the local authority.
The application( 9/01296/B) by Mr and Mrs Garforth, is for a dwelling with an integral double garage within the grounds of West View, Shore Road.
The Garforths operate Cafe Delicious from the property and there are two self contained flats on the upper floors which are reached by an external metal staircase.
There is a detached garage next to the main building which is used for storage.
In the application it states: ’The proposal includes accommodation laid out over three separate floor levels.
’The building has been carefully designed to fit neatly into the contours of the existing sloping ground level â?¦ at the site and minimize any impact on neighbouring properties.
’It was determined not to build any part of the actual main dwelling structure directly in front of the neighbouring property sun lounge of Sea Bank.’
The new property would be traditional in appearance finished in similar materials to that of existing adjacent properties in the area. The height of the proposed roof would be no higher than that of West View.
It said the roof orientation gable onto the road was appropriate for the street scene and aimedto reduce possible impact on neighboring properties and the adjacent public foot path.’
However, the local authority had several issues with the proposal and said it is not in keeping with the area, is too large, will dig into the broughs, the gable faces the road and they feel the design is dictated by the site.
They all objected to the plan except for Barbara Guy who said: ’It’s a mishmash (of house styles) there. I’m not bothered what it looks like.’
