Detailed plans for new fast-food outlets on Peel Road, Douglas, can now be shown .
KFC and Starbucks are to open a sit-in and drive-through outlet each on the former Eurocars site if planners approve the proposal.
The KFC store will seat about 68 people and Starbucks could seat 90.
The application (18/00977/B) details that developers do not believe the new stores will affect traffic on Peel Road.
A transport assessment carried out by civil engineers Bryan G Hall states that at current, Peel Road is ’typically operating at some 54% of its traffic-carrying capacity’.
It continues: ’There are therefore gaps in its traffic flow into which vehicles from side roads or accesses can join the main road.
’Delays to traffic on Peel Road, in the vicinity of the site, are caused by junctions, rather than its link capacity.’
KFC adds that it will undertake a refurbishment after five years and litter picks will operate outside the store four times a day.
As well as the menu boards and ordering points, both stores want to have an entry sign, both of which will be visible from Peel Road.
Starbucks plans indicate its sign will be about 13 feet high. The KFC plans, however, do not provide dimensions for its signage.
The third proposed unit is listed as empty on the planning application as it is unknown who will occupy it once building is completed. However, the proposed layout of the empty unit would suggest it could accommodate two separate businesses.
If approved, KFC plans to open its store from 11am to 11pm and Starbucks from 6am to 10pm, both for seven days a week.
The Manx Independent revealed that KFC was looking at the site on Peel Road at the end of last month.
Last week the paper revealed that Starbucks planned to join it.
KFC’s restaurant on Duke Street, Douglas, closed in 2016.
