Marown commissioners have lodged an objection to plans to build 28 houses along with a shop and office in Crosby.

Last year planning approval was given in principal, following an appeal, for the project in fields opposite Eyreton Terrace, adjacent to Millennium Hall and cricket ground in the village.

A detailed proposal was then submitted by planners, showing precisely what the new estate could look like, which is pending approval.

The proposal is to build on fields west of the bowling club with a lane leading to the new houses from the main road. In addition to the new houses there is to be a shop with an office space on the first floor.

However, the commissioners have objected to the application by J M Project Management Limited in a letter to the planning committee.

Their objection raises several issues, saying that the area has been described by the applicant as being 1.75 acres, but the proposal would cover an area significantly in excess of this.

The objection letter states: ’The size of the site originally zoned would suggest a much smaller development than that proposed - say 12 to 15 detached dwellings plus open space for a shop.

’An alternative would be a denser area of low cost starter homes, but this would perhaps not be the best location for such an estate.’

The commissioners also point out that the site plan includes part of the heritage trail, which would become residential.

’This has never been contemplated and is wholly unacceptable,’ the letter states.

The commissioners also describe the application as ’premature’ due to the fact, saying that the site has been offered by the Cabinet Office as part of the call for sites in connection with the Eastern Area Plan and also raise concerns about an additional adjacent site offered by the applicant for a much larger housing estate, traffic issues and the drainage system.
