Braddan Commissioners have submitted plans for 30 flats in Union Mills.
The application (18/00176/B) is for 24 two-bedroom flats and six one-bedroom flats on land at Snugborough Farm, on Peel Road.
The local authority bought the site overlooking Snugborough industrial estate to build flats.
The flats will be built in four blocks.
A total of 45 parking spaces will be provided, which is under the requirements specified in the Isle of Man Strategic Plan.
In a transport assessment, it states: ’The justification for this is based on the site’s location and opportunity to travel by alternative modes.’
A total of 28 redundant and ’poor quality’ garages will be replaced with car parking to serve the new development as well as provide some parking for existing residents.
It says this will help to ’relieve the on-street parking issue on Snugborough Avenue to the benefit of all road users’.
Secure cycle storage for 26 bikes will also be provided.
Traffic will access the development from a one-way road between 8 and 10 Snugborough Avenue.
And it would leave from a new road to be built using land next to Braddan Commissioners offices off Snugborough Avenue.
The original access from Peel Road would be permanently closed off and dropped kerbs reinstated.
A footpath would link directly to Peel Road.
The site was previously a car showroom but is currently a brownfield site.
A bank between the industrial estate and the proposed site ’will be cleaned up and planted in due course by the local authority. This work is not part of the bid.
The plan does include a 1.8 metre high mesh style fence on the boundary with the industrial estate.
