Property developer Hartford Homes has applied to add two houses to a previously approved plan in Douglas.

The application (19/00957/B) is a revision of the previously approved plans (18/00862/B) for Annacur Lane in Anagh Coar and would also see a change in the type of houses that would be built.

Overall, the new application is very similar to the previous ones, with the only difference being the inclusion of two additional homes which would be facilitated by creating more terraced housing.

In its new application, Hartford Homes said that by making changes from detached to semi-detached housing, it will also increase the total area of open space available to residents.

The 18 new homes would include 14 four-bed homes and four two-bed homes which would be affordable housing.

However, as Hartford Homes would be required to provide 25% (4.5 houses) of the estate as affordable housing, it has agreed a commuted sum of about £20,000.

A sum has also been agreed with Douglas Council over a lack of open space (£17,952).

Each house features off-street parking as well as a back garden and cycle storage accommodated either in garages or sheds.

Access to the estate would be from Farm Hill Lane which is accessed by a turn off on the main road into Anagh Coar from New Castletown Road, before the road reaches The Heron public house.

At present, the entrance to the area is limited to a gated entrance with a wall (3m). However, Hartford Homes intend to remove the wall and replace it with a wider (5.5m) entrance.

The estate, either with 16 or 18 houses, will be built on land currently occupied by Annacur House, which is set to shortly be demolished.
