Further amendments have been made to plans to redevelop the former Albert Road School site in Ramsey.

Wardsley Limited, based in Braddan, submitted a planning application (16/01103/B) in October for a ’three-storey mixed use development’ on the western part of the site.

The original bid was for 210 sq/m of retail space on the ground floor; a coffee shop on the Albert Road/Albert Square corner; office space of about 440 sq/m on the first floor; and four two-bedroom flats on the second floor.

Three four-bedroom, four -storey town houses are proposed for the southern side.

In December, the applicant amended the description of the proposed retail units to commercial, to enable a wider variety of businesses to operate from them.

Ramsey Commissioners made a submission in December that while it does not object to the bid, the parking and bin stores indicated at that stage were ’inadequate’.

But Ramsey Chamber of Commerce has raised its objections twice, concerned about the parking provision and the potential impact of the development on other retailers in the town centre.

In its latest submission, in January, chairman Chris Blatcher said: ’While we object to the development of the site with retail areas we wholeheartedly support the development of the site in the future and would like the development as residential/offices and or leisure space with full and proper consideration to the requirements of the site (e.g parking).’

The latest amendments follow discussions between planning and architects Ellis Brown.

They were told the ’scheme mixes architectural details and palettes of materials to varying degrees of success’ and ’the architectural "language" of the development needs some refinement’.
