The millionaire owner of Castletown Golf Links has put in an offer to buy the derelict hotel next door.

But Philip Vermeulen says he has received no response from Dandara, which owns the former Castletown Golf Links Hotel.

Fort Island Developments Ltd (FIDL), part of the Dandara Group, submitted multi-million pound plans for a new hotel and flats complex in 2017.

The application (17/01265/B) is for a 4-star plus hotel with leisure and spa facilities together with 40 residential flats.

Mr Vermeulen’s company Langness Golf Course Ltd (LGCL) lodged a petition of doleance against planners over the time taken to have the application determined - it was dismissed last month.

On January 21 LGCL put in an offer to buy the site and build a boutique hotel.

Dandara says a hotel will only be viable if the residential development goes ahead.

But in his letter to Dandara, Mr Vermeulen states: ’The research reaffirms our assessment that a high-quality stand-alone boutique hotel can be commercially successful.

’Our approach to the Langness area is focused on a longer-term outlook currently required by FIDL and a desire to support a lower impact development that we believe could offer greater benefit to Castletown Golf Links, the delicate ecology surrounding the site, the local population of the island, and the Isle of Man’s desire to grow tourism.’

Two alternative offers have been made by LGCL.

It says it has obtained a quote of £128,000 to demolish the existing hotel (including the removal of the asbestos and plasterboard) and secure a vacant site in preparation for the construction of a new hotel.

This places a high end valuation of £592,000 on the hotel site, calculated as 40 room x £18,000 per room less £128,000 cost of demolition.

Mr Vermeulen’s company says it is prepared to pay a premium of 20% per hotel room, valuing the vacant hotel site at £736,000 net of cost of demolition and £500,000 for the remainder of the FIDL land on Langness.

It says it will pay a 2.5% premium if Dandara is interested to quote for the construction work.

Offer two would be a joint venture where Dandara manage the construction of the hotel and LGCL will manage and operate the hotel and golf course. ’In respect of both offers, we will commit to developing a boutique hotel and accompanying leisure facility offering, in line with the Area Plan for the South,’ said Mr Vermeulen.

He said the positioning of the hotel and clubhouse would be reviewed to see whether they would be better located on another part of the golf course.

LGCL’s offers expired on February 4 without a response from Dandara.

Mr Vermeulen has requested that planners consider the offer when they consider the application.
