Property developer Hartford Homes has submitted an application (19/01408/B) to make changes to its previously approved plans for 16 new homes at Annacur Lane in Douglas.

The company’s previously approved application (18/00862/B) will see the homes built on the site of Annacur House, Annacur Lane, which is accessed Farm Hill Lane in Anagh Coar.

Under the new plans, the number of homes remains the same, however Hartford is seeking permission to make changes to the types of houses it wants to build and the road layout.

Instead of 16 detached homes, Hartford intends to build 12 detached four-bed homes and four semi-detached two-bed homes which will be built as affordable housing which is required for a development of this size.

In its application, Hartford said: ’This application is very similar to the previously approved scheme for this site, with the same number of dwellings being proposed.

’The revised layout provides a more interesting street frontage compared to the approved scheme and reduces the ’pressures’ on the two large trees on the north western concern of the site, which are no longer locating in a proposed garden.’

Each home will have two off street parking spaces and a private garden at the rear.

The change to four semi-detached houses will also create slightly more open public space in the area and the proposed boundary which was agreed with the owner of Farm Hill Cottage under the previous application will remain in the same place.

Last month the developer withdrew plans to include two additional homes which would be facilitated by more terraced housing.

The 18 new homes would have included 14 four-bed homes and four two-bed homes which would be affordable housing.

However, as Hartford Homes would be required to provide 25% (4.5 houses) of the estate as affordable housing, it has agreed a commuted sum of about £20,000. A sum has also been agreed with Douglas Council over a lack of open space (£17,952).
