Douglas’ North Quay could be set for a new look if approval is granted to three interdependent planning applications.

The applications have been submitted by Dennis Rogers and focus on numbers 22-28 North Quay, which includes the former Newson’s building.

Some of the buildings would be demolished while the Newson’s warehouse would be retained but adapted.

The plans are for a mixture of cafes, bars, flats and a business hub.

The former Newson’s warehouse would be refurbished and converted for use as a ’cafe bar/restaurant’ on the ground and first floors with a business ’hub/club’ on the upper two levels.

In the design statement it states: ’It is vital that an economic use is found for the buildings to secure their long-term future’.

The Newson’s building was added to the list registered buildings in April 2018, which adds to the costs of repair work. In the bid it states that it would be ’uneconomic to carry out the conversion and repair works required in isolation’ of the other buildings.

Under the plans for 22-23 North Quay, only the front of the building would be retained. The rear of the property - which it states if on different levels and not of original design - would be demolished and rebuilt to match the height and style of the front of the building.

In the application it states: ’Following discussions with planners and conservation officers, it has been agreed that demolition of the buildings to the rear portion of the site were balance acceptable, in order to preserve the elements which contributed most to the North Quay conservation area.’

The plan would see the building’s ground floor become cafe/bar space with six flats comprising of one and two-bedrooms on the floors above.

Numbers 25 and 26 North Quay would be redeveloped with a bar/restaurant on the lower levels with six flats above.

The four-storey building at 25 North Quay would be demolished and rebuilt.

It is said to be in a poor condition ’with structural defects which whilst being capable of repair for refurbishment would require significant expenditure to rectify’. The shape of the building, would also make it difficult to develop with the rest of the premises.

Number 26 North Quay is a vacant site formed from the remnants of a former four-storey building, ’substantially’ destroyed by a fire in the 1960s.

It was used for deliveries and parking when Newson’s used the buildings.
