Planning approval in principle (20/01507/A) is being sought to build four new houses in Newtown, Santon.

The site, behind an existing house known as Conister, is situated on the western side of the A5 main road through Santon.

The plans would involve demolishing the existing dwelling to provide access from the road to the field site behind it. Those behind the application say there will be a ’good mix’ of house types of about 1,800 sq ft. with double or single garages.

The exact design specifications of the houses will be submitted with a full planning application at a later date.

Occupants of several of the neighbouring houses which overlook the development have raised their objections to the plans.

Residents cited safety issues that would arise from visibility being blocked when emerging from driveways onto the already busy main road, if access is increased for five more properties.

Another resident pointed out potential issues with reducing the lay-by space on the road because of the widened access which would be needed for the development, which would in turn cause parking issues for visiting vehicles - particularly with increased traffic activity.

A different neighbour was concerned that the overlooking development would block light to their bungalow. Previously, the application sought approval for five new houses, but this was then amended to four.

Other amendments sought to address neigbours’ concerns regarding traffic and tree removal.

The house which was dropped from the plans means that there will be a longer access route going into the development from the main road.

A previous application (09/00707/LAW) to be granted a ’certificate of lawfulness’ for the use of the land behind Conister as a residential garden was refused in 2009.
