Road safety fears have been raised over plans to develop homes at the southern end of Laxey promenade.

Amended plans have been submitted on a scheme to demolish existing homes, garage and outbuildings at Cliffside and End Café - which has been shut for decades - and replace them with four homes.

The updated plans show that each of the proposed garages within the development will be three metres wide.

Since the proposals (1700006/B), submitted by site owner Deborah Forster, were first lodged, there have been some letters of objection sent to planners.

Concerns have been raised over the scale and appearance of the proposed development and the risk of a landslip in the area.

Doubts were cast on a planning officer’s finding that a further landslip would be unlikely, following a previous incident.

Fears were also raised that traffic generated by the four homes would cause a hazard, particularly for children travelling between the beach, the promenade and the public toilets.

Bev Clegg, who runs the nearby Creative Juices business, said she had no objection in principle to the scheme, but warned the ’narrow track road’ from her building to End House was heavily used by visitors to the beach and picnic area and was heavily congested at times.

Patricia Newton, of Glen View, who runs the bathing huts on the promenade, also expressed fears about the traffic created by four additional homes, particularly during the summer when the area was busy.

An earlier scheme to renovate the site and turn it into four homes was granted approval.

In a letter accompanying the amended new plan, Kinrade Associates pointed out the previous planning approval granted would have had a similar impact in terms of traffic generated.

Addressing concerns raised by critics about the appearance, Glenn Kinrade, of Kinrade Associates, stated: ’The proposed development will provide more interest in the way of "seaside" architecture than the current dilapidated buildings standing on the site.’

Garff Commissioners say they have no objection to the new proposals.

The Manx Utilities Authority has requested a flood risk assessment for the area.
